Olara Residences

Olara Residences is the largest active waterfront condominium development in West Palm Beach — a twin 26-story tower complex on a 4-acre site directly across Flagler Drive from the Intracoastal Waterway, with unobstructed views east toward Palm Beach Island and the Atlantic Ocean. The project will deliver 275 condominium residences plus 170 rental apartments and approximately 30,000 square feet of ground-floor retail across what is effectively a vertical waterfront village. Sales launched in January 2023 and groundbreaking was completed in March 2024. The development team is BH Group in partnership with the Related Group, with architecture by Arquitectonica and interior design by Gabellini Sheppard Associates. Olara is slated for completion in 2027. Olara's signature differentiator is its nearly 80,000 square feet of amenity programming on a private 6th-floor deck — including two pools, a regulation fitness center, and a forthcoming restaurant operated by Michelin-starred Chef José Andrés (his first restaurant in the Palm Beaches). The amenity scale and brand-name F&B positioning targets the same Manhattan-and-Northeast-relocating buyer pool that has been driving Palm Beach Island's price-per-square-foot escalation. Buyers should expect pricing roughly aligning with the $1.6M-$3M range for entry-tier units and ascending toward $15M+ for full-amenity-floor and penthouse residences.
