Three things we'd tell a client today.

Buyer leverage

Condos and houses are not the same market

Condo supply sits at 9.3 months against 3.2 for single-family — roughly three times the inventory behind every sale.

What we'd do

Condo buyers have room that single-family buyers simply don't. Price either one off a blended tri-county average and you will be wrong in one direction or the other.

Watch

Time is moving before price is

Median days on market is 52, up 8 from the prior month, while median $/sqft is flat against Q4.

What we'd do

Sellers are waiting rather than cutting. That gap is temporary and it is where the negotiation lives — the listings that cut first are the ones worth watching.

Watch

Leverage is local, not regional

Boynton Beach clears in 2.5 months. Lauderhill takes 6.8. Both get reported as 'South Florida.'

What we'd do

The regional headline describes nobody's transaction. We work the city and the street, because that is the level the money actually moves at.

Where leverage sits

Who has the advantage, by city.

Months of supply — how long the current inventory would take to clear. Under three, the seller sets the terms. Over six, you do.

SFH vs. Condo

The divergence is real.

Single-family and condos are in different markets. Score and price each on its own terms, not the blended tri-county average.
