Privacy Policy

XI Realty (Eleven Realty Partners, LLC) is a licensed Florida real estate brokerage serving Palm Beach, Broward, and Miami-Dade counties. This policy explains what we collect when you use xi-realty.com, why, and what control you have over it. We have tried to write it plainly rather than defensively.
What we collect
Information you give us. Our contact, valuation, newsletter, and “save this property” forms ask for some combination of your name, email address, phone number, the property or address you are asking about, whether you are buying or selling, and any message you choose to write. Name and email are required; the rest depends on the form. We do not ask for financial account numbers, Social Security numbers, or government ID anywhere on this site — if a page ever appears to, it is not ours.
Information collected automatically. Our servers record your IP address and browser user-agent when you submit a form, which we use to detect and rate-limit automated abuse. We store a truncated form of the IP in our logs rather than the full address.
Saved properties. When you save a listing, the listing reference is stored in your own browser's local storage. It stays on your device and is not transmitted to us unless you submit a form.
Cookies and tracking
We do not use advertising cookies and we do not sell or share your information with data brokers or advertising networks.
Identification cookie. After you submit a “save this property” request we set one cookie, xi_saved_id, for one year. It does not contain your email address — it holds a one-way cryptographic fingerprint of it, so it lets our server recognise a returning visitor without the cookie itself revealing who you are. It is marked HttpOnly, so scripts running in your browser cannot read it.
CRM activity pixel. If you have previously given us your email address, our customer relationship manager (Follow Up Boss) may record which pages you visit and attach that history to your contact record, so that whoever you speak with already knows what you have been looking at. Visitors who have never submitted a form are not identified individually. You can prevent this by blocking third-party scripts, or by asking us to delete your contact record.
Listing photographs. Property images come from the MLS and are resized on request through a third-party image service (wsrv.nl) before reaching your browser. That service receives the image request, which necessarily includes your IP address.
How we use it
- To answer your enquiry and represent you in a purchase, sale, or valuation.
- To send listings, market updates, or Deal Radar™ analysis you asked for.
- To keep a record of our client relationships, as Florida real estate brokerages are required to do.
- To detect and block automated abuse of our forms.
We do not use your information to make automated decisions about you, and we do not build advertising profiles.
Who we share it with
Form submissions are transmitted over an encrypted connection to Follow Up Boss, the CRM where we manage client relationships. Our website is hosted by Vercel, and our listing database is hosted by Neon. These providers process data on our behalf under their own agreements; they are not permitted to use your information for their own purposes.
We may disclose information where the law requires it, or where it is necessary to complete a real estate transaction you have asked us to handle — for example to a title company, lender, or cooperating brokerage. We do not sell your personal information.
Note that our server logs deliberately do not contain your details in readable form: names, email addresses, and phone numbers are masked before anything is written to a log. The CRM is the only place your full contact information is kept.
Calls, texts, and email
If you give us your phone number, you are agreeing that we may contact you about your enquiry, including by text message. Message and data rates may apply. Reply STOP to any text to stop receiving them, or use the unsubscribe link in any marketing email. Consenting to marketing messages is never a condition of buying or selling a home with us, and you can withdraw consent at any time without affecting our representation of you.
How long we keep it
We keep contact records for as long as you are a client and afterwards for as long as Florida brokerage record-keeping rules require. If you ask us to delete your information and we are not legally required to retain it, we will.
Your choices
You can ask us to show you what we hold about you, correct it, delete it, or stop contacting you. Email nicolasdiaz@xi-realty.com or call 561-565-6686 and we will handle it. We do not require you to use a particular form or portal, and we will not charge you for it.
Depending on where you live you may have additional rights under local privacy law. We apply the choices above to everyone who asks, regardless of where they live.
Children
This site is intended for adults engaging in real estate transactions. We do not knowingly collect information from anyone under 18. If you believe a child has submitted information to us, contact us and we will remove it.
Security
The site is served exclusively over HTTPS. Form submissions are encrypted in transit, rate-limited, restricted to submissions originating from this website, and screened for automated abuse. No system is perfectly secure, but we do not keep more of your information than we need, and we do not keep it anywhere we do not have to.
Changes
If we change this policy we will update the date at the top of this page. Material changes to how we use information you have already given us will be communicated directly.
